(San Antonio, TX, Jan. 26, 2021) Single-family, for-sale housing will be the next addition to the rapidly-growing Brooks campus, Terramark Urban Homes and Brooks announced today. The San Antonio-based developer has purchased nearly five acres of land adjacent to The Greenline linear park for the development of a new housing community consisting of 60 single-family homes. The project, which will be named Southlake, is scheduled to break ground in early 2021.


Southlake will be the first for-sale housing development in Brooks history, allowing home buyers to purchase property belonging to the former Air Force Base. The single-family development aims to allow current Southside residents and first-time home buyers the opportunity to remain on the Southside and realize their dreams of homeownership, while also attracting new residents to the area from throughout the region.


 “Brooks has all the key elements needed to deliver on the live-work-play model today’s buyers demand,” said Charles Turner, CEO of Terramark Urban Homes. “We are excited to be part of their vision and pioneer for-sale housing at Brooks.”


Brooks selected Terramark Urban Homes as its partner builder for this landmark project because of the developer’s 20-year history of creating communities that blend seamlessly into urban areas. Specializing in modern design, energy-efficiency, and walkability to existing amenities, Terramark Urban Homes has developed more than 150 homes across 17 communities between downtown and the near East Side. 


Major global employers including Nissei Plastic Machinery America, OKIN BPS, Cuisine Solutions, and most recently, Amazon, have all opened or announced their intention to open operations on the Brooks campus. Brooks is currently home to 3,200 employees with more than 2,000 additional jobs anticipated over the next five years.

Residents of the Southlake community will have direct access to the 43-acre Greenline, which will connect to the San Antonio Mission Reach and Mission San Juan by Fall 2021 providing direct access to Blue Star, The Pearl, extending through Downtown San Antonio to Brackenridge Park. The Southlake community will also be within walking distance of several high-end eateries planned and under construction on the Brooks campus including Southerleigh’s Haute South and the new La Gloria.

Terramark predicts it can sell the Urban@Olive homes for about $200,000-250,000. But an agreement, which is still in development with District 2, would have the City pay for infrastructure (streets, sidewalks, etc.) surrounding the project so Terramark doesn’t have to. The developer can then save money on the project overall and charge slightly more for the market price homes in order to subsidize the two or three homes made available at a reduced price – perhaps at less than $180,000.
